Mindi slatted bed in a calm Cyprus bedroom interior

Choosing Bed Sizes for Villas, Developments & Holiday Rentals in Cyprus

Bed size is one of the most consequential decisions in a furnishing project. A bed that is too large can make a bedroom difficult to use; one that is too small can weaken the comfort and positioning of a villa, apartment or holiday rental.

For projects in Cyprus, the best choice is rarely simply “the biggest bed that fits”. Room proportions, circulation, guest profile, unit type and the ability to repeat a specification across several bedrooms all matter.

Nu.Liv’s Bedroom collection includes solid teak and mindi bed frames in several mattress widths, including selected 90, 100, 140, 160 and 180 cm options. For multi-room and multi-unit projects, our Project Solutions can help structure a consistent bedroom specification.

Start with the mattress size, then plan the room around it

Bed dimensions are normally described by mattress width and length, but the actual frame is larger. Always allow for the external dimensions of the bed frame, bedside tables and usable circulation rather than planning from mattress size alone.

A practical bedroom layout also needs space to open doors and wardrobes, access both sides of a double bed where required, and move luggage without blocking the main route through the room.

90 cm: efficient for single rooms and flexible projects

A 90 × 200 cm single bed is useful for compact bedrooms, children’s rooms, staff accommodation and projects where flexible sleeping arrangements are important. Two single beds can also be appropriate where a room needs to serve guests who do not share a bed.

For developers, a single-bed specification can be particularly useful in secondary bedrooms where maintaining circulation is more valuable than maximising mattress width.

140 cm: a compact double for smaller bedrooms

A 140 × 200 cm bed can work well when a room needs double sleeping capacity but cannot comfortably accommodate a wider frame. It is especially relevant to compact apartments, smaller guest rooms and holiday rentals where efficient use of floor area matters.

The trade-off is sleeping width. For a primary bedroom intended for two adults on a long-term basis, many projects will benefit from moving to 160 cm when the room allows it.

160 cm: a strong all-round choice

A 160 × 200 cm queen-size bed is often the most versatile option for primary bedrooms. It provides comfortable width for two adults while remaining easier to accommodate than a 180 cm king-size frame.

For villas, holiday rentals and residential developments, 160 cm can be a useful standard because it balances guest expectations, room proportions and repeatability across multiple units.

180 cm: generous comfort for larger primary bedrooms

A 180 × 200 cm king-size bed suits larger bedrooms and higher-specification villas or suites where generous sleeping space is part of the experience. It works best when the room can still accommodate bedside tables and comfortable circulation after the larger frame is installed.

Using a king-size bed in a room that is only marginally large enough can have the opposite effect: the bedroom may feel cramped despite the larger mattress.

Platform bed or headboard?

Bed style also affects the visual scale of a room. A low platform bed without a headboard can make a compact bedroom feel calmer and more open, while a slatted or solid headboard gives the bed a stronger architectural presence.

Nu.Liv currently offers different approaches within the Bedroom range, including a clean-lined Mindi Platform Bed without a headboard, a Mindi Slatted Bed with a structured headboard, and a Teak & Iron Bed in selected sizes.

Planning bedrooms for holiday rentals

For a holiday rental, bed choices should follow the property’s intended guest capacity and booking profile. A three-bedroom villa does not automatically need three identical double beds. A primary 160 or 180 cm bed combined with more flexible secondary bedrooms can serve a wider range of groups.

Consistency still matters. Repeating bed families, bedside tables and lighting across rooms makes the property feel coordinated and makes future replacement easier. See our Holiday Rental Project Solutions for a broader furnishing approach.

Planning beds across a property development

Developments benefit from standardisation. Instead of choosing every bedroom independently, define a bed specification for each unit type: for example, one standard for the primary bedroom and another for secondary bedrooms.

This makes quantities, budgeting and procurement easier to manage and reduces late-stage decisions. Our Property Development Project Solutions are designed around this type of repeatable specification.

Planning bedrooms in private villas

Private villas allow more variation, but the same principles apply. Start with the primary bedroom, then scale secondary bedrooms according to their size and intended users. Bedside furniture, lighting and clear floor space should be planned at the same time rather than added after the bed has been selected.

Stock availability and special orders

Availability differs by product and size. Some Nu.Liv furniture is available from stock in Cyprus, while special-order bedroom pieces are clearly identified in the store and are currently planned with an approximate 12-week lead time. For projects, current availability, quantities and timing should be confirmed before the final specification is fixed.

Choosing the right bed size for your Cyprus project

The best bed size is the one that supports both comfort and the room around it. Measure the full frame, preserve practical circulation and choose a repeatable logic when furnishing several bedrooms or units.
